Our Process

 
  • Prior to the design we like to enjoy a relaxed conversation where we can gain an understanding of your expectations, budget, the size and style of the home your family is looking for.

    From the initial discussions we introduce you to one of preferred Architects or Designers where we will go into deeper conversation about your wants, needs, family dynamic and the lifestyle you would like to enjoy.

    With the information you have provided, we then create a custom concept sketch and plan layout, which includes 3D modelling, and will continue to make alterations until it meets the design brief and you’re happy to move forward.

  • Upon obtaining your approval of the initial design we move onto preparing your drawings for council Development Approval. At the Development Approval Stage, we also create a preliminary schedule of the finishes and specifications which will be included in your new home. We can then estimate the cost to complete the build prior to submitting to the council to see if we are on target with your budget. We may decide to upgrade some areas or items, or, alternatively may have to pull back or look at smart ways of reducing some costs and selections.

    It is our number 1 priority to build your quality new home to the budget you have provided. When we have established we are on the right path we can submit to council for the Development Approval.

    Calautti Homes will liaise directly with your local council on your behalf to ensure your home complies with sometimes complex planning and building approval requirements.

  • Once council have provided the Development Approval, we can move forward to the Building Permit Phase, this includes all detailed Working Drawings, Engineers Details, Energy Efficiency Assessment and any other required technical information to achieve compliance.

    Together we add detail to the schedule of finishes and specifications so we can gather firm quotations from our team of regular trades and suppliers and present you with a fixed price HIA building contract for your new home, ensuring no “hidden” cost overruns.

    Upon contract signing we can then submit all documents to the relevant council with our “Certificate of Design Compliance” and with-in 10 days receive our Building Permit.

  • During the construction phase you will deal directly with the registered builder, Steve Calautti, at all times. Steve aims to keep you up to date with construction progress and helps you to understand the process thru regular site meetings, correspondence and our on-line app.

    We understand that building your home is probably the biggest investment of your life and we take that extremely seriously. Our goal is to deliver a seamless and enjoyable building experience whilst maintaining the highest levels of honesty, integrity and professionalism in all facets of our business.

    Steve’s building philosophy is a simple one…. To build it as if it was his own home.

  • The final handover is the very last stage of any build, in which you officially take ownership of your brand-new home.

    Upon completion of the handover items list you will receive all keys and a compressive client handover pack which contains all your manuals, warranties, supplier and trade contacts.

    We stand by our suppliers and tradesman and will immediately attend to any after handover issues or items.

  • Calautti Homes is also able to provide competitive and detailed pricing on tendered projects if you already have your own plans and specifications.
